Services and Pricing

At LoanAssist.com our goal is to connect you to swift and competent processing staff so that you can devote your full energy to bringing in new loans.  Our processors will provide the following services to you:

  • When your file is received we send it directly to our data input department.

  • Data input will enter your file into our processing system from either a handwritten 1003, or from any typed format available.

  • All Verifications of Employment, Deposit, Rent, and Mortgage are sent within 24 - 48 hours of our receipt of your file.

  • We order all title work on your behalf within 24 hours.

  • If approved by you we will also order the appraisal at this time.

  • Payoffs are ordered through the title company or by us depending on the situation.

  • Survey, condo certs, and any other needed documents are ordered at this time.

  • Your file is moved from data input to your processor who will review, and pre-underwrite the file, noting any items that are missing, or any questions that they may have regarding the file.

  • A status report showing all the work completed on your file is generated and delivered to you either via fax, e-mail, or web access.

So within 24 - 48 hours of receiving your file much of the time consuming work for your file has already been completed.

  • All items sent out are tracked and collected by your processor who will verify and organize them to be sent to the lender of your choice.
  • Your processor will coordinate with you with any items that are needed from the borrower to expedite the process of getting your loan underwritten.  
  • We follow up with the underwriter and track the amount of time they underwrite your files so that they are not sitting on a desk at the lender.  (underwriting times may vary by lender)
  • Once we receive the approval from the lender we will fax a copy to you for review to make sure the interest rate and terms are acceptable.
  • We will work with the loan officer and borrower to collect any conditions to move your file to closing.
  • We will order hazard insurance, and coordinate with your title company to set a date for closing.
  • We submit a doc order request to the lender so that they can draw docs for the title/escrow company.
  • We coordinate with the title/escrow company to obtain a copy of the settlement statement prior to closing for review by us and you.
  • And we follow up on any post closing conditions needed to fund your loan.
So what do you do?
  • You lock the rate with the lender.
  • You contact the borrower if there are items missing from the loan package and provide the customary borrower support.
  • And you show up to be with the borrower during closing.

Pricing:

  • Conforming loans $400

  • Sub-prime loans   $400

Pricing includes the above mentioned services and long distance.  Additional fees not billed or paid for through closing will be billed to you on a net 15 basis and may include:

  • Overnight / copy fees $30 per submission to lender
  • Verification of Employment fees using pay services such as "The Work Number for Everyone"
  • Additional labor for excessive tasks exceeding 2 hours straight labor.  
  • Suspended files will be subject to a $25 reactivation fee.
